SBM has been engaged to assist with the design of 11 stacked townhouse blocks, totaling 108-units falling under Part 9 of the Ontario Building Code. Located on Wharncliffe Rd. in the south end of London, Ontario, the project scope includes comprehensive Building Design and Civil Engineering services to seamlessly integrate both function and aesthetic into a modern, community-focused residential development. This development highlights SBM's commitment to delivering innovative and efficient design solutions and will be a much needed addition to the City’s housing stock as we look for ways to address the current housing shortage.

Our team at SBM spearheaded the facilitation of a Zoning Bylaw Amendment, paving the way for a visionary 4-storey, mixed-use apartment building. This stunning development will house 37 units alongside 435 m² of ground-floor retail space, seamlessly blending residential and commercial lifestyles. With this transformation, we envision a vibrant hub of spaces, complete with ample surface parking.

🚨 New 2024 Ontario Building Code Update 🚨
The new 2024 Ontario Building Code comes into effect on January 1, 2025! There will be a 3-month transition period where Municipalities may accept submissions under the current 2012 Building Code — if the design is substantially completed by December 31, 2024. ⏳
However, after April 1, 2025, all permit submissions must comply with the updated 2024 Building Code, so plan ahead! These changes could affect your project’s design, cost, and schedule.

We’re excited to share that SBM was retained by the owner of 80 & 82 Base Line Road West in London to assist with a Zoning By-law Amendment application. The proposed development includes an 8-storey (30 m high), 77-unit residential building with a footprint area of 594.2 m², a gross floor area of 4,585.5 m², and a density of 386 units/hectare. Today marks six years since we lost our beloved leader, mentor, coworker, and friend, Mike Baldinelli. Project Highlight || 475 King St - Kitchener
A new multi-unit residential, mixed-use building at 475 King St in Kitchener, Ontario is in construction. This expansive development encompasses an entire city block, featuring a 4-storey podium wrapping around the subject site.
Set to elevate Kitchener's downtown landscape, the ground floor spaces along King Street will offer a modern upgrade to the commercial scene. Two towers emerge from the shared podium – a 23-storey northwest tower and a 19-storey southeast tower.
Residents can look forward to an array of amenities, from state-of-the-art gym and fitness areas to tranquil rooftop landscaped spots, complete with open-air atriums, fire pits, and cozy lounge areas.
SBM is thrilled to be a part of this project, and help shape Kitchener's Downtown.

Exciting developments are underway at 46 Elmwood Place in London, Ontario. Previously operating as Elmwood Place Long-term Care Home, this property has been vacant for the past two years. Now, it is being transformed into a 40-unit supportive housing residence, soon to be managed by Indwell. SBM is proud to provide the structural, mechanical, electrical, and plumbing engineering services for this impactful project.

Earlier this month, our team celebrated May Mental Health Week with some relaxing activities to help us unwind and recharge. We kicked off the week with a build-your-own yogurt parfait bar, enjoyed some quiet time with silent coloring, centered ourselves with a guided meditation, enjoyed a walk through the neighborhood, and even had a visit from puppy Thor! Throughout the week, we also shared what we are most thankful for on our “Grateful and Thankful Wall.” Big thanks to our social committee for organizing these events and helping us practice balance! And thank you to @londonanimalcare for bringing by puppy Thor!

SBM is collaborating with ADJ Group, 360 Smart Design and Aveiro Constructors Ltd. on this innovative and exciting project at the London, Ontario International Airport. This groundbreaking 50,000-square-foot (4,600-square-meter) aviation facility will feature a spacious hangar, lounges, office areas, and a rooftop patio catering to the luxury private flight market. Project Highlight || 608 Springbank Drive, London
Introducing 608 Springbank Drive – a new 13-storey apartment building recently completed in London, ON. This project features an underground parking garage, ground floor gym, lounge, guest suites, as well as a rooftop patio, and 12 storey's of residential units.
SBM assisted the developer by providing Prime Consulting and engineering services for this exciting new development on Springbank Drive.

Exciting news for northwest London! A 25-storey tower is set to rise on Wonderland Road near Oxford Street, signaling major development in the area. This high-rise by York Developments will bring 219 units and is just the beginning of a transformation, with more towers expected in the future.
SBM is proud to have provided Planning services for this development. The urban transit village designation under the London Plan is paving the way for higher-density living, and our very own Nick Dyjach shares insights into the long-term vision for more towers and urban growth in an article published by the London Free Press. The development involved a significant zoning revision, converting 7 low-density family homes into this state-of-the-art facility.
From inception to delivery, SBM's Structural and MEP teams have assisted the project team, providing engineering, design, and construction administration support. Our innovative approach included efficient design of lateral and gravity systems using cast-in-place concrete floors, walls, and columns, all supported over a raft foundation.

Exciting developments in Dutton Ontario! SBM is happy to provide Prime Consulting and Engineering services for a new 3 Storey Apartment project in Dutton, ON. This project is in collaboration with GB Architects and Devonshire Consulting.
This multi-residential apartment is located adjacent to Caledona Gardens residence, a non-profit housing provider for seniors. With 33 one- and two-bedroom units, spanning a total of 10,500 sq.ft., this new project will add to the growing and vibrant community.

Project Highlight || First Canadian Title
SBM’s Mechanical and Electrical teams have recently completed their M&E design for the First Canadian Title’s Office Fit-Up in London in cooperation with Matter Architectural Studio Inc. This is the 4th space being renovated at 1108 Dundas St. This bright, and modern new office space is roughly 30,300sq.ft. with over 15 meeting spaces and room for their 100+ employees.

As a graduate with an advanced diploma in Architectural Technology from Fanshawe College, where he made the Dean's Honors List, Tom leads with distinction and dedication. As the manager of the Building Design & Structural Drafting Division, he specializes in multi-unit residential buildings, commercial plazas, and industrial manufacturing/warehousing facilities. Tom excels as a Project Lead for Multi-disciplinary Projects across Ontario, working collaboratively with private developers, architects, design-builders, and construction managers. He has a keen understanding of the development approvals/processes, and often helps guide clients through the design, and construction process to help their projects come to life.

Pete oversees the Electrical Division and is a Project Lead as well as an Associate at Strik, Baldinelli, Moniz Ltd., and brings a wealth of hands-on experience to the table. Before joining SBM, he spent 15 years in the Construction Industry as a Journeyman Electrician, Electrical Foreman, and Electrical Project Lead. This extensive on-site work with contractors, developers, consultants, and local utilities has given Pete invaluable insights, making his transition to SBM and leadership in our Electrical Division impactful.

Meet Matt Stead, M.Eng., P.Eng.
Structural Division Manager
Associate II
A licensed engineer in Ontario, Matt specializes in Structural design and evaluation, with a focus on steel, concrete, wood, and masonry. As an Associate and the Structural Division Manager for the Commercial division at SBM, Matt has led the Structural design of new large-scale institutional, commercial, industrial and restoration projects across Ontario. He also oversees the firm's Structural portfolio for Infrastructure Ontario projects. His involvement extends through all project phases, from initial schematic design to project close-out.

Meet Matt Pungitore, Mechanical Engineering Technician
Mechanical Division Manager
Matt, equipped with a diploma in Mechanical Engineering Technician (Design Major) from Fanshawe College, has cultivated a diverse engineering journey. His initial steps at Nemak’s Windsor Aluminum Plant in Capital Purchasing provided valuable exposure to professional engineers and technicians. Joining Emcad Consulting Engineers (now SBM Ltd.) in 2007 as a Mechanical Designer, he swiftly advanced into a Project Lead role. Matt now manages the Mechanical Engineering Division, specializing in multi-unit residential developments and offering guidance on commercial, residential, and industrial projects. His role further extends to client and business development practices, demonstrating his multifaceted expertise.

Project Highlight || 91 Southdale Road
SBM was engaged for Planning and Civil Engineering services to assist with a zoning bylaw amendment and site plan approval application on this project at 91 Southdale Rd in London, ON. These efforts are to enable the construction of a six-storey residential apartment building comprising 55 dwelling units. The proposed structure will feature internal ground-floor parking, five stories of one- and two-bedroom apartments with private balconies, and a rooftop amenity space offering a communal outdoor area for residents.
The site, currently vacant, is designated and zoned for commercial uses. This residential building is planned as the third and final phase of the overall development. The first and second phases include a Tim Hortons and a multi-tenant commercial retail building.

Meet Graeme Baker, M.E.SC., P.Eng.,
Structural Engineering Manager, ENG IV
With a Master of Engineering Science Degree in Civil and Environmental Engineering specializing in Wind Engineering from The University of Western Ontario, Graeme leads with both technical finesse and project management skills. As the Structural Engineering Manager for the Commercial/Large Building division, he's the engineer of record for several of our mid and high-rise multi-residential buildings across southern Ontario and the G.T.A. Moreover, Graeme expertly oversees SBM’s Structural Engineering projects consisting of concrete box culverts, retaining walls, sheet pile walls, temporary excavation shoring, and bridge evaluations for the MTO, municipalities, and private developers.

With SBM since 2014 and company shareholder, Darryl specializes in the structural design for low- and mid-rise buildings, and is proficient in diverse materials like concrete, steel, and timber. Managing the structural division at SBM's Kitchener office location, he leads various multi-disciplinary projects, extending his expertise to municipal bridge projects and reserve fund studies. Darryl's role spans across residential, multi-residential, and Industrial-Commercial-Institutional sectors.

Project Highlight || 71 Main Street
This project features a 9-story residential building in the central area of Dundas, Ontario. The building consists of a single level of below-grade parking, a main level of shared parking, amenity space, and (8) levels of residential units above.
The below-grade and main floor levels are being constructed using full cast-in-place concrete, while the upper floors utilizing total precast concrete construction. The building’s foundation combines both a raft foundation and conventional spread footing construction. A distinctive structural aspect that the team tackled was designing the 2nd level CIP slab to act as a “transfer slab” supporting and modifying the load path of the total precast structure above which includes an approx. 4m cantilever of the (8) storey tower along the south elevation.
The project is also designed to achieve Passive House requirements which designates the building as a high-performance building that reduces greenhouse gas emissions with resilience to withstand extreme weather related to climate change.
SBM was retained to provide Structural, and both electrical and mechanical engineering consulting services. The construction commenced early in 2023. Full occupancy is expected in the summer of 2024.

Principal
Kevin is one of the co-owners of Strik Baldinelli Moniz Ltd. and is the Principal in charge of SBM's planning, geomatics, building design, and our civil, structural (large buildings), mechanical, and electrical engineering divisions. He holds a Bachelor of Applied Science Degree in Civil Engineering/ Water Resources Option – Co-operative Education Program (With Distinction – Dean’s Honours List) from The University of Waterloo.

Holiday Hours Notice ||
Happy holiday season from SBM!
An update about our office closure from Dec 23rd to Jan 1st. We will reopen on Monday, Jan 2nd at 8am. During this period, we will not have access to email, phone, or voicemail as we celebrate the holiday season with loved ones.

The @businesscaresfooddrive Grocery Store Weekend is always a highlight for us at SBM! This year we set up shop at Walmart in Hyde Park, collecting donations for the @londonfoodbank . A staggering 158,000 pounds of food and $80,000 in donations has been raised across 37 stores this year so far! We are grateful to be a part of such a generous community! Project Highlight || Equals Brewing
Currently under construction, Equals Brewing is expanding its 39,000 sq.ft. (3,600 m²) facility to boost beverage brewing capacity due to increased demand. The project is unfolding in two phases. The first phase will extend the facility by over 26,000 sq.ft. (2,400 m²), featuring a 30-foot internal height, three new loading bays, 10 blending tanks, and a fire shutter-protected corridor linking to the existing building. The second phase, planned for future completion, aims to add over 74,000 sq.ft. (6,900 m²) for storage and warehousing.

Meet Aaron Strik, P.Eng.
Principal
Aaron is one of the original founders of Strik, Baldinelli, Moniz Ltd.
In his current role, he oversees the firms financial operations along with the administrative team. With years of expertise in the engineering of residential and small buildings, Aaron also currently provides valuable mentorship and oversight to the structural small buildings division. He holds a Bachelor of Applied Science Degree in Civil Engineering/Co-operative Education Program from The University of Waterloo.

Project Highlight || MAC London Chapter's Noor Gardens Place of Worship & Community Centre
Working with Westdell Development and MAC London, SBM is currently working on a multi-use institutional project for the London Chapter of the Muslim Association of Canada. From their website, “MAC is a registered non-profit charitable organization and has been active since 1997 with a grassroots approach having 15 Chapters nationally coast to coast.”
The project – also referred to as ‘MAC Noor Gardens’ – will be an 18,000 sq.ft./1,670m2 community centre and place of worship located in the city’s Southwest near the intersection of Southdale and Wonderland Roads. The building will include a hall, gymnasium, offices, kitchen, café, youth lounge and childcare spaces.
SBM will be providing design services for Mechanical, Electrical, Plumbing and Prime Consulting in partnership with Patrick Trottier Architect.

Project Highlight || Millcroft Inn
A high-end resort-style Inn located in Caledon Ontario. This project consists of two new 3-storey buildings, with 71 guest rooms, a conference center, a year-round outdoor pool, large-scale commercial kitchen, banquet halls, and restaurants. The development is an addition to an existing building, as well as a new stand-alone building connected by an overhead bridge. The gross floor area is approximately 80,000 sq.ft. Building A features a full basement and Building B has a partial basement.

Project Highlight || TEK Towers
Upon completion, The TEK Tower will be the tallest residential building from Mississauga, west to Winnipeg. This 45-storey tower has over 550 luxurious suites and will be called home to over 1500 people. This tower is equipped with 5 levels of above grade parking, ground level commercial spaces, with a 16,000 square foot rooftop park amenity space. This building was completed using with the project team in REVIT design software and Autodesk's Construction Cloud to allow a greater level of design coordination.
SBM provided Mechanical / Electrical Engineering services to accommodate year-round cooling capabilities and in suite energy recovery ventilators (ERV's), ensuring maximum in suite comfort and energy efficiency. The use of proprietary pressure reducing stations at mid-level mechanical rooms allowed acceptable water pressures on lower floors and standard water distribution systems. SMART lighting and power systems being incorporated throughout the building provide a modern yet cost effective approach to lighting features.

Skyreach Group and their subsidiary Skyview Windows & Doors are a one-stop solution for all fenestration products (including windows, patio doors and entry doors) for new construction and renovation sectors. SBM is providing Planning, Building Design, and Engineering services to design their new 110,000sq.ft. / 10,000m2 manufacturing facility in London that will allow the manufacturer to meet their growing market demand.

Project Highlight || 1990 Commissioners Stacked Townhouse
SBM is currently providing Building Design & Planning services to create a concept for the new residential development at 1990 Commissioners Road, East. The development will consist of two identical wood framed, three and half storey stacked townhouses with 24 units in each building. The exterior façade envisions a contemporary design with a well-balanced use of natural bright colors and dark accent banding.
